Foreclosure…How Can You Avoid It?

While we often talk about foreclosure with regard to buying a low-cost home, it is good to think about why a property goes into foreclosure in the first place. Let’s look at some of those reasons and also discuss how you can prevent it from happening to you.


Probably the most obvious reason you would think of for why a property is foreclosed on is a failure to pay the mortgage. While this is one of the most common reasons, there are others. For example, if the homeowner continuously fails to pay their property taxes, the government could seize the house. The property may also eventually be taken over if there are outstanding contractor bills.


If the property is located in a Homeowners Association (HOA) neighborhood, the homeowner must pay the fees that are generally associated with this type of community. In some States, Homeowners associations are given a lot of authority and can even force a home into foreclosure if the fees go on unpaid for a long period of time.


While it is impossible to predict what our circumstances will be in the future, there are a few ways to prevent the risk of foreclosure. One important way is to plan and research well before you even buy the property. Get to know the requirements and property laws particular to the area you will be living in. Finally, become familiar with the rights of the lender you will be dealing with, as well as your rights as the homeowner.
